Project Overview

Built in 1913 as a three-storey commercial ofœce, the structure replaced the mid-1850s residence of Rev. Dr. Egerton Ryerson. The site evolved through tenants like jewelers, opticians, and survey œrms, surviving a 1930 œre. Expropriated in the 1990s for Yonge-Dundas redevelopment, it sat idle post- 2010, becoming a canvas for murals and a symbol of “demolition by neglect.”

Project Scope:

In summer 2024 Schouten completed the demolition of the century-old building at 38-40 Dundas Street East, a vacant eyesore in the heart of Downtown Yonge East, adjacent to Yonge-Dundas Square. Acquired from the City of Toronto in 2023, the project addressed severe structural instability Ŕagged in a 2015 engineering report and a 2023 unsafe building order. The project was executed over 4 months, cleared the 0.5-acre site for campus expansion under TMU’s Ryerson Campus Master Plan 2020, enhancing pedestrian Ŕow and academic integration.

The scope focused on safe, compliant removal: full structural demolition to grade level, debris clearance, and hazardous materials handling per city codes. Pre-work scaffolding and fencing minimized disruption in this high- trafœc area. ACO documented historical elements, including layered brickwork and archival photos, digitally preserving the site’s legacy. The project was executed with zero incidents, resolved safety risks, and a cleared site ready for redevelopment!
